RESIDENT QUALIFYING CRITERIA JZ Affordable Housing We are delighted that you are interested in leasing a dwelling in our community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident. There will be an application fee for each application processed. 1. A separate rental application must be FULLY completed, dated, and signed by each applicant and all co-applicants 18 years or older. 2. The rental application will be reviewed when submitted so we will have all information needed to determine your eligibility. 3. Each applicant must provide a picture I.D. issued by a local, state, or federal government entity. 4. Employment and monthly income must be verifiable for a minimum of a six month period. The combined monthly income of all applicants must be at least three times the monthly rent. 5. No more than two occupants per bedroom. 6. Applicant may be denied occupancy for the following reasons: a. False statements on the application. b. Incomplete application. c. Insufficient income. (total of all applicants) d. Criminal conviction history. e. Derogatory credit reported by credit reporting agencies. (low credit scores) f. Rental history reports are obtained and any unsatisfactory rental history will reflect the decision to lease a residence. Examples of unsatisfactory rental profiles are: f.i. Non-payment or frequent late payment of rent. f.ii. Previous eviction. f.iii. Drug use. f.iv. Poor housekeeping. f.v. Poor supervision of applicant’s children. f.vi. Unruly, loud, or destructive behavior by applicant, applicant’s children, or guests. f.vii. Violence to persons or property by applicant, applicant’s children, or guests. We are absolutely committed to compliance with FAIR HOUSING LAWS. FAIR HOUSING LAWS do not require equal treatment of all persons. Instead, they require that persons may not be discriminated against because of race, color, religion, sex, national origin, handicap, or familial status. Under Federal fair housing laws, rental housing owners may treat people differently for reasons other than those listed above such as rental history, credit history, income, drug use, and settlement of outstanding debts. Texas fair housing statutes are identical to federal laws.
